Four Reasons Why You Need A Horse Property Specialist To Help Guide Your Buying Or Selling Of Horse Property

Four Reasons Why You Need A Horse Property Specialist

It can be tempting to call “your friend the realtor” when you’ve decided to start the process of purchasing an equestrian property.  After all, you have trust in your friend and they would never steer you wrong. That may be true in most cases, however, can your friend truly do the best job for you in finding your dream property?  Here is a short list of all the ways a horse property specialist can help you find and purchase the property you want and need.

  1. The search.  Having an agent well connected to the horse industry gives you the advantage of leveraging that community for selling or buying. Knowing how different types of properties are used and what fits your needs is a huge asset as a buyer or seller.  In California, horse properties are often found in specific regions and small clusters. Familiarity with these areas allows the agent to know where to look and helps provide tremendous value to the search.

  2. Showings.  Using a horse property specialist is needed to understand a property’s attributes like horse business value, zoning/permitting, and water access. Specialized knowledge of discipline specific characteristics is highly valuable as well.  For example, a training business focused on barrel racing will have different needs than a dressage training business.  Only a horse property specialist will know and appreciate these differences and this knowledge will help guide the process for buyers and sellers. Additionally, being able to speak the language of horses and horse-related business helps to provide confidence and assurance through the process.

  3. Lending Resources.  Financing properties can be complex compared to single family homes. Is there an estate home on the property? How is it zoned? How many acres, and in what area?  All of these attributes (and more) impact how a property can be financed.  Having the knowledge to connect buyers with appropriate financing can help streamline the process and create a successful transaction.

  4. Belief - You need an agent on your team who believes that what you want is possible. Working in unfamiliar territory can hinder this belief. A horse-focused life is unique and often requires a 24/7 mentality that non-horse folks can’t always understand nor appreciate. They may wonder why you want to take this property on. They believe it’s more work or money than is worth your time. Let’s face it, we are a unique type of human and your Realtor needs to really understand your mentality. Your vision must be front and center from beginning to end.  An Equestrian Property Specialist understands you and believes in your vision.
